Turtle Beach Resort Terms & Conditions

We’re excited that you’re considering a stay at Turtle Beach Resort! Our goal is to ensure that your visit is enjoyable and memorable. To help you understand our policies, please read the following terms and conditions carefully. By confirming your reservation, you agree to abide by these terms.


Resort Amenities

There is a $25 per night, per room resort fee that covers access to our amenities, including the pools, kayaks, canoes, fishing gear, bikes, beach chairs, umbrellas, 10lbs. bags of ice, and Wi-Fi. All amenities are available on a first-come, first-served basis, and while we strive to accommodate all guests, we cannot guarantee availability.


Check-In / Check-Out

  • Check-In: Begins at 3:00 PM
  • Check-Out: By 11:00 AM
  • If you plan to arrive after 5:00 PM, please contact the front office to arrange a late check-in. Early check-ins may be available upon request, subject to room availability. A $25 per hour charge will be added in most cases.

Housekeeping & Cleaning Procedures

Turtle Beach Resort does not offer daily housekeeping. We do, however, provide access to fresh towels and on-site laundry facilities at no extra cost. If you are staying for more than one week, you may schedule a mid-stay cleaning. For any urgent cleaning needs, please contact us via phone or text.


Hurricane Policy

In the event of a mandatory evacuation due to hurricanes or severe weather, a full refund will be issued. Cancellations due to other weather-related issues (e.g., rain, wind, etc.) do not qualify for a refund. We are a rain-or-shine property, and our standard cancellation policy will apply.


Cancellations

  • Deposit: A 50% deposit of the total room rate is required at the time of booking. The remaining balance is due at check-in.
  • Single-Night Stays: Charged in full at the time of booking.
  • Cancellation Policy:
    • Cancellations made 60 or more days prior to your arrival will receive a full refund, minus a $150 processing fee.
    • Cancellations made between 14 and 60 days prior to arrival will result in the forfeiture of the deposit.
    • Cancellations made within 14 days of arrival will result in a charge for the full stay.

Outside Visitors

No outside visitors are allowed on the property without prior approval. If you plan to have guests, please notify us in advance by calling 941-349-4554 or emailing info@turtlebeachresort.com. This ensures we can manage occupancy, insurance, and parking limitations.


Taxes and Fees

In addition to your room rate, the following fees may apply:

  • Sales Tax: 13% Florida sales tax
  • Resort Fee: $25 per night per room
  • Other Exceptional Fees:
    • Pets: Pets are welcome in our Resort and Townhomes only. A non-refundable pet fee of $35 per pet per night applies. A limit of 2 pets per unit. Please inform us in advance if you plan to bring a pet. Any unregistered pets will incur an automatic $250 cleaning fee in addition to the nightly pet fee.
    • Smoking: Turtle Beach Resort is a non-smoking property. Smoking is strictly prohibited in all rooms, private patios, and public areas. A $250 cleaning fee will be charged if smoking occurs inside the room. Smoking is allowed in designated outdoor areas.
    • Room Occupancy: Our two-bedroom units accommodate up to 4 guests, and one-bedroom or studio units accommodate up to 2 guests. Additional guests may be accommodated for a fee of $50 per person per night, with prior approval. Unauthorized additional guests will incur an automatic charge of $200 per night per person.
    • Cleaning Fee: A cleaning fee may be assessed at the owner’s discretion for property damage or excessive cleaning required beyond normal wear and tear.

Property Damage

In the event of property damage or theft during your stay, the credit card on file will be charged for the repair or replacement costs, at the property owner’s discretion. Shedding & Damage: Excessive shedding or damage from your pet may result in an additional cleaning fee of up to $250. We take pride in maintaining our resort, and we ask guests to respect the property to avoid unnecessary charges.


Fishing from the Docks

Guests are welcome to fish from our docks; however, Florida law requires anyone aged 16 or older to have a valid Florida saltwater fishing license. Florida residents may be eligible for a free shoreline license. Children under 16 and Florida residents aged 65 and older are exempt, but must carry appropriate ID as proof of age and residency. Licenses can be obtained easily in the following ways:

  • Through the Fish | Hunt Florida app: Download for iPhone
  • At Walmart
  • At Economy Tackle, located nearby in Sarasota

Guests are responsible for obtaining the required license prior to fishing. Florida Fish & Wildlife officers may conduct license checks on site. Turtle Beach Resort is not liable for any fines or penalties related to fishing without a valid license.

Please also note that we are a “catch and release” property, and we do not have a dedicated space or facilities to descale and clean fish. Thank you for your understanding.


Accidents, Injury, or Loss

Turtle Beach Resort, its owners, staff, and management are not responsible for any accidents, injury, or loss of personal belongings during your stay. By booking a reservation, you agree to indemnify and hold harmless Turtle Beach Resort from any claims arising from your use of the property.


Termination of Agreement

Failure to comply with the terms and conditions outlined above, or with Florida law, may result in the termination of your reservation without refund. Guests are responsible for any legal costs incurred due to non-compliance. This agreement is governed by the laws of the State of Florida.
